01 — About

Global perspective,
local expertise.

Born in São Paulo and raised between two worlds, I moved to Orlando in 2023 to pursue commercial real estate at the University of Central Florida. What started as a leap of faith has become a deliberate strategy — building expertise in American institutional finance while staying culturally and linguistically fluent in the Brazilian capital that increasingly looks to Florida.

Today, I operate as the Latin American specialist within Millenia Partners' International Division. My role is precise: I translate complexity for cross-border investors and translate opportunity for U.S.-side counterparties — across deal structuring, market intelligence, and the cultural nuances that move transactions forward or quietly kill them.

Beyond the transaction, I've built a working network across Central Florida — developers, general contractors, property owners, and capital allocators. The network is the asset. The relationships are the moat.

My role inside the team is specific: serve as the dedicated bridge between Latin American investors and Florida sellers, landlords, and developers. 04 — Market

Why Orlando.

Central Florida is no longer a tourism story alone. It's a demographic story, a population-flow story, and increasingly a commercial real estate story attracting institutional and private capital from across the Americas.

Population Tailwind

Florida adds residents faster than nearly any state in the country. Central Florida sits at the demographic center of that gravity — driving rooftops, retail demand, and last-mile industrial absorption.

+1,000 New residents per day, Florida-wide

Tourism-Driven Demand

Orlando hosts more theme park visitors than any city on earth. The result is a retail and hospitality landscape with rare, durable foot traffic — a moat for well-located commercial assets.

~74M Annual visitors to Orlando

Capital Appreciation

Cap rate compression, rent growth, and continued migration from the Northeast and Latin America have made Central Florida one of the more durable appreciation stories in U.S. commercial real estate.
